When you make a written offer on a home, you should insist that the contract state that the offer is contingent on a home inspection conducted by a qualified inspector. You will have to pay for the inspection yourself, but it could keep you from buying a house that will cost you far more in repairs down the road. If you are satisfied with the results of the inspection, then your offer can proceed.
WHAT IS INVOLVED?
A Home Inspection is a full visual inspection of the entire dwelling. We go through the entire site, documenting anything that is a concern now or could be a future issue. After we perform the inspection we write up a full report, complete with photos of any areas to focus on, and deliver that to you.
DO I HAVE TO BE THERE?
No. While many people like to be on site, it is not necessary for you to be there. The detailed report is easy to read, includes images and locations recounting what we find, and provides recommendations on how to deal with each issue.
SHOULD I RUN ANY OTHER TESTS?
If you are having your house inspected, many people also add a radon test. If the house tests above the recommended EPA Action Level, you can re-negotiate your purchasing contract to have a radon mitigation system installed if the purchase is contingent on the house inspection.
